Builder Warranty Inspection

A builder warranty inspection is completed near the end of the builder warranty period expiration (typically 12 months). This is a complete evaluation of the home and will identify potential issues to be addressed prior to the end of the builder warranty.

New home builders are often contractually obligated to repair issues that may arise with your new home over your first year of occupancy (see your builder contract for details). These issues include potential foundation issues, dry wall issues, flooring issues, roof issues, landscaping and drainage issues, exterior issues, driveway issues, cosmetic issues, etc. It is your responsibility as the homeowner to bring repair requests to your builder. If you do this within your builder warranty period, they may be contractually obligated to make these repairs at their expense. Once the builder warranty expires, these repairs and expenses fall upon the homeowner. This is why a builder warranty inspection is highly recommended as you get close to your home warranty expiration date in order to avoid costly future repairs once your home warranty expires.
